F\u00f6rhandsavtal<\/p>\n<p>F\u00f6rhandsavtal \u00e4r det f\u00f6rsta juridiskt bindande avtalet som tecknas mellan dig som k\u00f6pare och bostadsr\u00e4ttsf\u00f6reningen. Innan f\u00f6rhandsavtal tecknas kommer du som k\u00f6pare att f\u00e5 ta del av f\u00f6reningens kostnadskalkyl, stadgar, f\u00f6rskottsgarantif\u00f6rs\u00e4kring samt ett intyg fr\u00e5n tv\u00e5 intygsgivare. F\u00f6reningen \u00f6nskar \u00e4ven att man i detta skede redan kontaktat banken ang\u00e5ende finansiering (l\u00e5nel\u00f6fte) alternativt garanterar att finansiering l\u00f6ses privat. I samband med att f\u00f6rhandsavtal tecknas ska ett f\u00f6rskott om totalt 50 000 kr\/andel erl\u00e4ggas (35 000 kr om bokningsavgift redan erlagts).<\/p>\n<p>&nbsp;<\/p>\n<p>3. Uppl\u00e5telseavtal<\/p>\n<p>N\u00e4r bostadsr\u00e4ttsf\u00f6reningen erh\u00e5llit tillst\u00e5nd fr\u00e5n Bolagsverket att uppl\u00e5ta l\u00e4genheterna tecknas ett uppl\u00e5telseavtal som ers\u00e4tter f\u00f6rhandsavtalet och senast i samband med detta beviljas ditt medlemskap i bostadsr\u00e4ttsf\u00f6reningen. \u00c4ven detta avtal \u00e4r juridiskt bindande f\u00f6r dig som k\u00f6pare och f\u00f6r bostadsr\u00e4ttsf\u00f6reningen.<\/p>\n<p>&nbsp;<\/p>\n<p>6. Slutbesiktning<\/p>\n<p>Inf\u00f6r inflyttningen besiktigas bostaden av en opartisk besiktningsman. Dessutom g\u00f6rs en garantibesiktning ca tv\u00e5 \u00e5r efter slutbesiktningen. H\u00e4r noteras fel som framtr\u00e4tt under Garantitiden i enlighet med g\u00e4ngse regler och normer. Garantitiden b\u00f6rjar g\u00e4lla fr\u00e5n att bostadsr\u00e4ttsf\u00f6reningen tilltr\u00e4der fastigheten. Garantitiden f\u00f6r vitvaror, VVS och liknande \u00e4r tv\u00e5 \u00e5r. Garantitiden p\u00e5 byggnadsarbeten och funktioner (hiss etc) \u00e4r fem \u00e5r.<\/p>\n<p>&nbsp;<\/p>\n<p>7. Tilltr\u00e4de och inflyttning<\/p>\n<p>Vid tilltr\u00e4det sker slutbetalningen och mot uppvisande av kvitto f\u00e5r du nycklarna till din bostad. Det betyder ocks\u00e5 att den sk \u201drisken\u201d \u00f6verg\u00e5r till dig som k\u00f6pare och det \u00e4r fr\u00e5n och med nu som det \u00e4r ditt ansvar att h\u00e5lla den f\u00f6rs\u00e4krad. Som k\u00f6pare blir du kontaktad av m\u00e4klaren och tilldelad en dag och tid f\u00f6r inflyttning. Detta f\u00f6r att den praktiska inflyttningen ska g\u00e5 s\u00e5 smidigt som m\u00f6jligt.
