What is a timeshare apartment? How does it work?
Purchase of shares: Instead of buying a whole apartment, you can buy one or more shares in a specific property. This allows several people to share the ownership and the common costs of the apartment.
Time of use: Shareholders have the right to use the apartment for a certain number of weeks per year, for example 5 weeks. The use is organised on a rolling schedule (e.g. every 10 weeks), with the schedule shifting every year.
Flexibility and cost-effectiveness: Sharing both costs and times of use makes it a more cost-effective option than buying a whole apartment, especially if you only need to use it at specific times of the year.
Renting: If you do not plan to use your share for a certain period, you can rent it out. This provides the opportunity for extra income and increases flexibility for the shareholder.
Can legal persons buy?
Yes, legal persons (such as companies or organisations) can buy a cooperative apartment (or condominium).
Can I rent out my share?
The association rents out your share.

Heating
The association is connected to EcoHub which is a smart energy system that integrates and optimises decentralised energy resources. The system increases efficiency and self-utilisation of the resources, leading to almost 100% of self-generated electricity, which contributes to the own electricity system through reduced impact and longer energy costs.
For the association, it will have a positive impact on the energy rating, have a holistic solution for energy production and energy storage, and good infrastructure for charging electric vehicles. For residents, it means lower electricity costs.

Parking spaces will be provided according to the norm.

The buying process
1. Booking contract
As soon as you have decided on one or more shares, it is possible to make a reservation, after which a booking contract is signed. In connection with this, you pay an initial deposit of SEK 15,000/share, which is part of the deposit. If the fee is not paid within the specified time, the agreement is cancelled. The booking agreement is not binding, but if you choose to withdraw from it, an administrative fee is payable.
2. Pre-contractual agreements
The preliminary agreement is the first legally binding contract signed between you as a buyer and the housing association. Before the preliminary agreement is signed, you as a buyer will receive the association's cost calculation, statutes, advance guarantee insurance and a certificate from two certifiers. The association also wishes that at this stage you have already contacted the bank regarding financing (loan promise) or guarantee that financing is solved privately. In connection with the signing of the preliminary agreement, an advance payment totalling SEK 50,000/unit must be paid (SEK 35,000 if a booking fee has already been paid).
3. Lease agreement
When the housing association has received authorisation from the Swedish Companies Registration Office to lease the apartments, a lease agreement is signed that replaces the preliminary agreement and, at the latest in connection with this, your membership of the housing association is granted. This agreement is also legally binding for you as a buyer and for the housing association.
6. Final inspection
Before you move in, the property is inspected by an independent inspector. In addition, a warranty inspection is carried out about two years after the final inspection. Here, defects that have appeared during the warranty period are noted in accordance with current rules and standards. The warranty period begins when the tenant-owner association takes possession of the property. The warranty period for white goods, plumbing and similar is two years. The warranty period for building work and functions (lift etc.) is five years.
7. Access and move-in
When you take possession, the final payment is made and, on presentation of a receipt, you receive the keys to your property. This also means that the so-called "risk" is transferred to you as the buyer and it is now your responsibility to keep it insured. As a buyer, you will be contacted by the estate agent and assigned a date and time for moving in. This is to ensure that the practical move-in goes as smoothly as possible. Final notification of the exact moving-in date will be given at the latest in connection with the lease agreement.
